RERA Complaint in Andhra Pradesh

The Andhra Pradesh Real Estate Regulatory Authority (APRERA) was established under the RERA Act, 2016. The national government was notified of the laws of Andhra Pradesh Real Estate (Regulation and Development) in 2017. The Real Estate Regulatory Authority (APRERA) will provide a Real Estate Projects Registration platform with promotional details and real estate agents. Apart from this, one can also lodge a complaint with APRERA.

Key features of the APRERA Act

  • APRERA acts as a government body that can be contacted by the home buyer for the purpose of resolving complaints

  • This authoritative body controls and regulates property transactions, whether residential or commercial.

  • The law has made this mandatory for all buyers and developers to publish all information related to the architectural project in the official APRERA portal. These include planning, project planning, certificates of approval, title deed, completion, development plan, etc.

  • If the engineer delays the delivery of the project, the developer will be liable to compensate the customer.

Components of APRERA registration

All housing engineers, builders and agents are required to register with APRERA. The same required process and documentation can be found on the official website at

Home developers need to submit all documentation related to their property projects. These documents include:

  • Details of the organizers and details such as Aadhaar number, PAN card, passport size photos, proof of address, etc. The same information should be included for the facilitators and other officials included in the project.

  • The documents declare the organizer's financial information such as calculated balance, cash flow statement, profit and loss statement, income tax returns, etc.

  • Details about the project and all relevant documents such as land consolidation details, certificates of approval by the relevant authority, development plans, building plans, site details, title deed, building certificate, etc.

  • Details of the bank account where the project money is kept.

Real estate agents are also required to submit certain documents and their plan, namely:

  • Aadhaar card and PAN card

  • Agent and business contact details

  • Business details must be accompanied by proof of address.

  • Details of cases, if any.

How to register a project for APRERA in Andhra Pradesh?

Step 1: Go to the Project RERA Registration tab, then on the landing page, click on 'New' to find new projects or 'Existing' to register an old project.

Step 2: Continue to fill in all the details. The application number will be automatically generated on the form. Enter PAN card details. In the event that the PAN card is no longer valid or has been used for non-individual use, then a warning message will be there.

Step 3: Depending on the PAN card number, all existing projects registered under the promoter's name will be displayed, as shown below. Fill in all the required details.

Step 4: Feed your bank account details and upload the latest bank statement.

Step 5: After this, the person will be asked to enter the promoter details, such as name, father's name, Aadhaar number, contact details, website details, location details, license details, GST number, etc.

Step 6: Next, we will be asked for details of projects presented over the past five years, details of cases, tax returns for the past three years, balance sheet, etc.

APRERA (Andhra Pradesh) complaint process

Step 1: Click on the registration link at the bottom of the APRERA home page. Select the Complaints Registration link under ‘Subscription’ (on the home page).

Step 2: A grievance registration page will be displayed where the person needs to fill in the details of the complaint, according to the appeal, and supporting documents and then have to declare.

Step 3: To fill in the details of the complaint, the person must complete the RERA complaint in the column.

Step 4: To fill in all the details of the claimant, state the unique ID of the person involved or the project, thus sending all the details of the claimant with a unique ID.

Step 5: A supporting document, such as a receipt and affidavit, must be submitted, thus keeping and keeping the form. If the claimant wants to download the application form, click 'Download PDF' or print the application and click 'Print,' and then click Next to continue with the Pay button.

Step 6: Pay the required amount of Rs.1000 / - as appeal fee to APRERA and continue to pay. Click the Make Payment button. It will then redirect us to the Payment Gateway page where the agent can pay the Registration Fee in the form of a Net Banking / Credit Card. Once the payment has been confirmed, a confirmation page will be displayed.
